Is a 15-Year Mortage Right For You?

Those who plan to buy a home in Baton Rouge and want to pay it off have a great option. It’s called a 15-year mortgage, and it can be a great way to pay off your mortgage in half the time while saving thousands of dollars on interest. The one thing to keep in mind is that you’ll have to have enough income to keep on top of the payments, in addition to all your regular expenses. Since the payments are about 50% higher than a similar 30-year mortgage, this may deter some home buyers.

As with any mortgage, there’s pros and cons.  What are the pros and cons of a 15-year mortgage?


  • Owning your home faster. You’ll have peace of mind after owning your home in only 15 years.
  • Builds equity. Since the principal will be paid off faster, you’ll build more equity.
  • Save money. 15-year loans have a lower interest rate, since there’s fewer years of risk.  And since the term is shorter, you save even more money on interest.


  • Higher payments. You’ll need to be sure that you can sustain the level of income needed to keep with the payments, which are about 50% higher than a 30-year loan.
  • Locked up equity. The equity you’re building is locked up in the home. The only way to use it is to sell the home or refinancing.
  • Missing other opportunities. You may not be able to take advantage of other opportunities due to the higher payments. Examples would be investments or matching your employers contribution to a retirement account.
  • Lower quality home.  Since you aren’t stretching your payments over 30-years, you won’t qualify for as high of an amount as you would with a 30-year loan.

To sum up, a 15-year loan is an ideal way for those who can afford the higher payments to save money and own their home more quickly. But if you’re not entirely sure your finances are stable, then you should avoid a 15-year mortgage.

Spruce Up Your Home to Sell This Summer

The best time to sell your home are the Spring and summer months in Baton Rouge. What can you do to get your home ready for this hot market?  Your home needs to sparkle, to stand out from the competition.  Buyers want a home that looks loved.  And the great news is that it won’t cost you an arm and a leg to make this happen. Here’s a few tips.

1. Pressure-washing

Grim grit can build up on your home during the winter, so removing it can make a huge difference. Renting a pressure washer is an affordable way to do this. Make sure that the pressure washer setting is strong enough to remove the dirt without lifting the paint or splinter the wood. It should cost around $80 a day to rent a gas-powered pressure washer.  Or better yet, spend a little more to buy one for later use in your new home.

2. A Pretty Porch

The first thing a buyer will usually see is your front porch. Your porch speaks volumes about how you care for the rest of the home.  Pat Vredevoogd Combs, a former National Association of Realtors®  president based in Grand Rapids, Michigan says he hears buyers say: “‘If they can’t keep up the outside of the house, what are they hiding on the inside?’” It won’t cost more than the price a good cleaning and maybe some potted plants to spruce up your porch.

3. Clean Outside Windows

Cleaning your outside windows is easy and inexpensive if you use a cleaning product that attaches to your hose. Just spray the solution on the glass, and then follow with a rinse spray. Then just simply let it dry or squeegee it.

4. Paint the Front Door

In addition to your front porch, your door is also an important piece of architecture on your home. Sprucing it up with a fresh coat of paint will do wonders. If you use a premium one-coat exterior paint, it will reduce time and money as it doesn’t need a primer. Also use a semi-gloss as opposed to high gloss, as high gloss will reveal imperfections. All of this will cost about $35.

5. Shiny New Numbers

Get rid of those old small hard to read numbers. Shiny and bold numbers will definitely make a difference.  5 inch tall numbers are a good place to start. Pretending you’re someone trying to find the house number that’s never been there before is a good way to find the ideal location to place them.

6. Porch Lights

Your porch light has probably never been replaced or cleaned, so now is a perfect time. Go with a contemporary finish like black, brushed nickel or oiled brass. And if you’re out of money, try using restoring wipes like Rust-Oleum or Rejuvenate to renew surfaces.

Memorial Day Garden of Flags Planting

Come to the Louisiana State Capitol Gardens on Saturday to observe more than 11,000 flags that represent Louisiana’s fallen heroes be carried by current and former members of the United States Armed Forces on a 6-mile ruck march called the “Hero Hump.”

The Baton Rouge Concert Band Annual Memorial Day Concert

Classic patriotic music will be performed by this band made of volunteers in North Boulevard Town Square on Monday. The concert starts at 7pm, so make sure to bring your chairs and blankets to make yourself comfortable.

Add Life to Your Home with an Indoor Garden

Have you always wanted to have indoor plants to give your home more life? Maybe you’ve been a bit hesitant because it seems like too much work? But there’s no mistaking the indoor garden as one of the mainstays of home design for the past several centuries. There’s’ no hard rules when it comes to planting an indoor garden.  You can make them as simple or elaborate as you like.  Indoor gardens provide a number of benefits besides looks. Having an indoor garden can be a great way to deal with stress, along with improving the air quality. So there’s no denying the benefits. What do you need to do to have success with starting your own indoor garden?

Maybe you’re thinking back to the gardens your parents or grandparents planted and thinking they had more a green thumb than you do. Here’s what Better Homes and Gardens said in 1939 about “green thumbs”: “Mother's and grandmother's plants grew, not because of green thumbs, but because they were treated as living, feeling beings that required the same common-sense care as the canary or any other house pet."

Basically, you just need to use your head when it comes to planting a thriving garden. Just make sure you cover the basics, and work from there.  Factors such as sunlight and water are certainly needed basics, along with nutrients, cleansing and care to deal with the dry environment of your home. Once you have these basics down, you’re well on your way.

Let There Be Light

Is there enough light in your home for the plants you want to care for? It’s important to make sure there’s enough light to make your plants thrive. Basic research can give insight on the best type of plants for your home’s lighting situation. Plants vary significantly in how much light each one needs, so you can be sure to find the right type of plants for home design. What kind of home do you have? Older homes, such as Victorian styles, were designed to let in more natural light, making them ideal for indoor gardens. But many homes, especially those built in the mid 20th century, don’t let as much light in. These home and apartments present a bit of a challenge because there aren’t as many windows to choose from. But don’t let a little challenge stop you.

South facing windows are the best. You’ll have more light for your plants to soak up what they need for photosynthesis. What if you only have windows that face north? Plants that require minimal light, such as a fern, spider plant, or African violets will work best. Pothos don’t need any light to thrive, in case you have very little to no natural light available.

Get With the Program

Make sure you have a regular care schedule.  You can also do research on how much water and nutrients your plants need. Make sure to schedule to water and feed your plants with plant food or fertilizer.  Cleaning the leaves of larger plants with a damp cloth periodically will help them stay healthy. Also check for mold or pests as this will indicate if your routine is effective. Periodically trim or thin out your plants on occasion.  You may also have to repot large plants in larger pots as they grow.

Don’t have enough time for all this? Then perhaps you can start with plants that don’t require as much attention. Succulents are a popular choice as they are easy to care for and offer unique textures and colors. Cactus, succulents, or bamboo plants are ideal choices.

How to Have a Successful Home Inspection

Buying or selling a home in Baton Rouge is a big decision. Making educated choices during this time is important. A good home inspection if an important part of that process. A home inspection will determine the condition of the home and help you decide if buying the home is a good investment, or if the seller needs to make repairs before you purchase it.  A good home inspection will let you know what problems need to be addressed right now before the home is sold, and what potential issues that may need to be dealt with later.

What are some important things to consider when getting a home inspection?

Research the Inspector

Many people hire whoever is recommended to inspect your home and neglect to check the inspector’s background and references.  But doing this can lead to costly oversights in the inspection. Remember that a home inspection can only be as good as the inspector.

Here are some important questions to ask a potential inspector:

  • How long have you been inspecting homes professionally?
  • How many home inspections have you performed in your career?
  • What are your qualifications, certifications and training?
  • What did you do for work before you were a home inspector? (Preferably, you want someone who was a contractor or builder.)

Also is the home inspector you’re considering receiving ongoing education and keeping current? A qualified inspector should be skilled enough to clearly explain the home’s good and bad points so that you can make the best decisions possible.

Be There During the Inspection

You aren’t required to be at the inspection, but if you are there you can see the issues first hand and have them explained more clearly.  Any good inspector will welcome your presence. Reading the report doesn’t always reveal all that needs repairing.  When you see the issues in person and have the home inspector explain them, it will be far more helpful.  Even though an inspection may take a few hours, it’s well worth your time as it could save you a great deal of money.

Get a Presale Inspection

If you’re selling a home in Baton Rouge, you may be tempted to just let the buyer have the home inspected. But as the home seller it’s better for you to have an inspection before you put your home on the market.  This way if repairs are needed, you’ll have more time to make them before you put the home on the market.

Get Photos

Any good inspector will have a camera, perhaps even an infrared or thermal camera. This way they can provide proof of the repair and show you areas of the home you don’t want to follow them in, such as crawlways and attics. Thermal cameras will also reveal hidden issues behind walls.

Common First Time Home Buying Misconceptions

Are you a first time buyer and plan to buy a home in Baton Rouge? Buying your first home can be both a time of excitement and uncertainty. No doubt you’ve talked to friends and family, or perhaps have done research on the internet. But the fact is that not all the things people say about buying a home are accurate. The real estate industry is always changing, so you need to make sure your information about the home buying process is current. What are some of the home buying misconceptions that first time buyers might encounter?

  1. You need a 20% down payment to get a mortgage.

This was accurate a few decades ago. Back in the old days, you had to pay 20% - 50% down for a mortgage and needed almost immaculate credit.  Unfortunately this limited the ability of many hard working people to own their own home. In order to make it possible for more people to own a home, the government created the Federal Housing Administration and began offering “FHA Loans”. The FHA currently will back a loan from a home buyer with a credit score of as little as 500 and a 10% down payment. If your credit score is above 580, you only need 3.5% for a down payment! Today it’s more possible for people with less than perfect credit to buy a home.

  1. If you pre-qualify for a mortgage, you can automatically get a loan.

Pre-qualification and pre-approval are not the same thing.  Pre-qualification involves only letting the lender know what your financial situation is so that they can let you know what mortgage you can qualify for. But it’s not a thorough examination of your credit, so you still need to apply and get approved for the actual mortgage.

  1. The price you see is what you pay.

Let’s say you put in an offer for $200,00with a down payment of 20%.  You won’t be just paying $4000.  You need to consider closing costs, taxes, attorney fees, and other fees you’ll need to pay to third parties.

  1. It’s cheaper to buy a home that needs a lot of renovating.

Maybe you’ve been watching those home renovation shows that turn a dump into a gorgeous home. Yes, that’s something you can do if you really have the money and the time. But for most first time buyers, it’s more than they bargain for. After all of the time and money you put into the renovation, you may end up spending much more than if you bought a home that’s move-in ready. Save yourself the pain and chose the home in Austin that meets your needs without all the mess of renovation.

Remodeling your home in Baton Rouge​If you plan on selling your home in Baton Rouge and are remodeling it first, no doubt you want to make sure the project goes smoothly.  The people you hire to help you certainly have most of the affect on how fast a project goes.  But you can also affect the timeline as well, either speeding it up or slowing it down.  If you follow these tips, you can have a big impact on how fast the project gets completed. And contractors will go out of their way to please you.

Be Realistic

No doubt you've been watching TV shows or browsing the internet for great ideas to transform your home. But not every idea is going to work for your home. It's easy to get the wrong impression about aspects of the construction and remodeling process just based on what you see on the screen. You really need to consult with an expert to get a realistic view of what can be done. 

Know What You Want

Make sure you make solid decisions before construction starts.  Changing your mind mid-construction  can delay the project and cost you more.  Make sure you plan and budget as much as you can beforehand.  Your home is a complicated structure.  You can't just easily undo or change project. Sure, changes happen during remodeling.  But you can keep those changes to a minimum by knowing what you want.

Set Up a Staging Area

If you have a space for your pro to keep tools and materials handy, that will also speed up the process. It takes time to set up and remove tools every day. The less time it takes to set up, the more time they can spend on your project. And make sure the area is secure from theft.  Tools and materials are costly and can be hot items for thieves.

Be Timely

Don't delay important decisions with hard deadlines.  This not only affects the scheduling for your remodeling, but for the contractor's other clients. It can also cause delays for acquiring materials. In the end, both you and your contractor are responsible for keeping on schedule.

Get Out of the Way

Sometimes eager homeowners can get in the way. Being involved is fine.  But hovering over the workers can be distracting, even annoying, and delay the project.  You hired professionals, so let them get the job done.  Perhaps you can do a weekly or twice weekly walkthrough with them.  This way the project will be done sooner.
