Furniture Arrangement Tips For Your Home in Baton Rouge

by Glenda Daughety & Team

Today more than ever, getting a professional look in your home is essential for great interior design. To that end, there are do's and don'ts when it comes to making the right impression with your home furnishing.

Dos

Plush Pillows

Pillows are a simple and inexpensive place to start. Find decorative pillows that are soft and plush.  Down filled pillows will add a wow factor to any room. You can determine how your pillows will shape up by giving them a karate chop to the top edge to make them look less "blocky."

Space Around Your Furniture

Leaving space around your furniture makes your room look more inviting. You can create a more conversational space by placing furniture away from the wall, if possible. The best placement for this is between 4-8 feet from the wall.

The Right Light

Chose lights that are sized appropriately for the room. A light should adorn the room, like a fine piece of of jewelry will enhance a dress. buying the right lights will evoke the desired feel for a room.

Paint Colors Enhance the Look of a Room

Using the right paint color can make or break a room. You might ask a professional to help you find a color that brings out the best in your room.

An Appropriately-Sized Area Rug

The right area rug can bring your furniture together in a cohesive group. You should make sure your rug is at least large enough for the front legs of each piece of furniture in the grouping.

Don’ts

Over-Matching Furniture and Textiles

You should avoid over-matching furniture and textiles. Instead, try to make them relate. Chose pieces that have something in common, such as mood, material, history, color, motif or style.

Skimping on Drapery

When it comes to drapes, less is not more. It's recommended you should use fabric that's up to 3 times the width of your window. If you have fixed side panels, use fabric that's twice as wide as the window.

Isolate Rooms

Rooms should flow together. You can get this effect by linking adjacent spaces. Once way to do this is by carrying over an accent color or repeat a pattern from room to room.

Stopping Before the Layering Phase

This is another area where you can go overboard with matching. For example, if you have a patterned headboard in your room, you can repeat the pattern or color, but not both. Keep it subtle.

Spruce Up Your Home to Sell This Summer

by Glenda Daughety & Team

The best time to sell your home are the Spring and summer months in Baton Rouge. What can you do to get your home ready for this hot market?  Your home needs to sparkle, to stand out from the competition.  Buyers want a home that looks loved.  And the great news is that it won’t cost you an arm and a leg to make this happen. Here’s a few tips.

1. Pressure-washing

Grim grit can build up on your home during the winter, so removing it can make a huge difference. Renting a pressure washer is an affordable way to do this. Make sure that the pressure washer setting is strong enough to remove the dirt without lifting the paint or splinter the wood. It should cost around $80 a day to rent a gas-powered pressure washer.  Or better yet, spend a little more to buy one for later use in your new home.

2. A Pretty Porch

The first thing a buyer will usually see is your front porch. Your porch speaks volumes about how you care for the rest of the home.  Pat Vredevoogd Combs, a former National Association of Realtors®  president based in Grand Rapids, Michigan says he hears buyers say: “‘If they can’t keep up the outside of the house, what are they hiding on the inside?’” It won’t cost more than the price a good cleaning and maybe some potted plants to spruce up your porch.

3. Clean Outside Windows

Cleaning your outside windows is easy and inexpensive if you use a cleaning product that attaches to your hose. Just spray the solution on the glass, and then follow with a rinse spray. Then just simply let it dry or squeegee it.

4. Paint the Front Door

In addition to your front porch, your door is also an important piece of architecture on your home. Sprucing it up with a fresh coat of paint will do wonders. If you use a premium one-coat exterior paint, it will reduce time and money as it doesn’t need a primer. Also use a semi-gloss as opposed to high gloss, as high gloss will reveal imperfections. All of this will cost about $35.

5. Shiny New Numbers

Get rid of those old small hard to read numbers. Shiny and bold numbers will definitely make a difference.  5 inch tall numbers are a good place to start. Pretending you’re someone trying to find the house number that’s never been there before is a good way to find the ideal location to place them.

6. Porch Lights

Your porch light has probably never been replaced or cleaned, so now is a perfect time. Go with a contemporary finish like black, brushed nickel or oiled brass. And if you’re out of money, try using restoring wipes like Rust-Oleum or Rejuvenate to renew surfaces.

Just these few simple and affordable steps can help you sell your home faster and make more money.  So why not start now? Check back on our blog for more home selling and buying tips. More Great Ways to Stage Your Home to Sell

by Glenda Daughety & Team

More Great Ways to Stage Your Home to SellLast week we talked about some simple home staging ideas to get you on the way to selling your home faster in Baton Rouge. That’s only the beginning of all the ways you can stage your home to sell faster.  What are some further ways you can get the edge on the Baton Rouge home selling competition? Here's some advanced tips that can help.

Open the Closets

Closets are important, so get ready for buyers to look inside them.  Make sure you do with your closets the same as you did the rest of your home.  Put items you don’t need right away in outside storage or get rid of it altogether. Have at least 20-30% open space to give the impression of them having more room.

Add Style to the Dining Room

When decorating a home, the dining room can often get overlooked. Empty tables can look unwelcoming, so add some style with a series of small vessels down the center of the table.  Try to stay away from one large item in the center as this can look too stiff and formal.

Bring Balance

Last week we discussed the importance of cleaning and de-cluttering. It’s now time to take that clean slate and selectively bring back some items that will add class to your home. You can use tasteful decor such as a vase of cut flowers, a bowl of lemons by the sink, or perhaps some fresh produce on the kitchen counter, preferably from a local farmers market in the Baton Rouge area.

Look at the Floors

Clean floors are another huge factor in making your home appealing. At least, all the carpets should be professionally cleaned. If your hardwood floors are showing their age, you should get them refinished. And if you can't afford to refinish them, try adding some carefully placed area rugs.

Symmetrical Furniture

A symmetrical placement of furniture works best, especially in an arrangement that creates a conversation area.

Stage Your Home to Sell Fast

by Glenda Daughety & Team

If you're getting ready to sell your home in Baton Rouge, you certainly want to know ways that will speed up the process. One of the most powerful ways you can sell you home faster is with effective staging. There are many effective ways to boost your home's appeal an sell it fast.  Here's a few tips that will help you close the deal fast.

1. Better Curb Appeal

This is the big one.  If your home doesn't catch the eye on the outside, then the buyer may not even want to look inside at all. You can do a lot to help the outside of your home by power-washing the siding and walks, plant blooming flowers, landscape the yard, wash the windows, and paint the porch if needed.

2. Make Your House Shine

Clean every surface you can reach in your home.  Make it sparkle. Shine the floors and clean the windows.  Yes this takes elbow grease, but you won't be sorry when you see the results.

3. Clean the Clutter

You may need to rent storage, but it doesn't matter, as this step is one of the most important. No one in interested in your cute knickknacks and baby photos. And de-personalize.  You have your style, but that's not what will sell the house.  People need to visualize themselves living in this home.  In the end, it will be their style that inhabits this home.
